Who is Bailey Homes? Bailey Homes is a New York state corporation that was formed in 1988 by Michael F. Hovanec. Mr. Hovanec saw the need for truly affordable housing in the Tompkins County area. In order to meet that need, it became necessary to find a better building system. That better building system proved to be factory-built housing, so Bailey Homes became a Dealer/Builder of modular homes. The Bailey Home theme is "Quality Homes- Affordably Priced."

What is a Bailey Home Package? A Bailey Home Package is a complete home project, ready to move in, for one low price. Bailey Homes puts together different home packages, depending on your needs. Our basic package includes the home, excavation, site work, driveway, foundation, electrical service entrance, septic system, plumbing completion, rough grading, steps, appliances, and bringing the home to move-in condition. Additional packages can be put together including customer chosen options, custom built garages, decks, porches, etc. Bailey Homes furnishes all of these items for one low price. There are no other contractors to contend with, as Bailey Homes accomplishes the work using it's own forces or well chosen subcontractors. A Bailey Home Package price can save you up to 10% over the market value.

Do I Need a Basement Under a Bailey Home? Bailey Homes has found that a good basement is an excellent investment for your new home. If your budget is limited, there are alternatives to a basement which one of our Bailey Homes Housing Specialists would be happy to discuss with you. The type of basement that Bailey Homes recommends is a pre-cast concrete insulated basement. This type of basement is cured in a controlled environment. The basement Bailey Homes uses is 10 times stronger than a conventional block wall basement. It is guaranteed by the manufacturer for 15 years against defects and water penetration. These basements are extremely dry and are an asset to your new home. These basements are installed direct by the manufacturer in approximately 5 hours from beginning to end. The pre-cast, insulated basement is ideal for the type of climate we experience in upstate New York.

Does Bailey Homes Build Their Own Homes? No. Bailey Homes is a Dealer of factory-built housing. The prime manufacturers that Bailey Homes is a dealer for are Crest Homes and Sun Building Systems. Bailey Homes employs skilled craftsmen to install, modify, and add to these quality homes once they are set. Some dealers actually advertise that they are builders of custom modular homes when in fact they are not. There are no modular home builders or factories in Tompkins County. You benefit as the customer because you will have two fine companies backing the quality and service of your new home.

What is a Modular Home? A Modular Home is the same as a site built home, only better! Modular homes are built in a controlled environment factory. The home is built in sections and then shipped to the site where it is to be placed. Our Modular homes have approximately 15% more wood installed than a site built home. All modular homes must be built to the stringent state building and energy code. Our modular homes exceed the safety, strength, and energy requirements of the New York State Building Code

How is a Modular Home Set Up? A modular home is shipped to the site in separate sections. These sections are then lifted onto the foundation with a crane. There are other methods of setting the home on the basement, however, Bailey Homes has found that craning the home on is the safest and most efficient method. After the home is set on the foundation the finish work, plumbing, electrical, site work, etc. are completed. This process usually takes about 2 weeks after the house is set.

Do Modular Homes Have Warranties? All the components that go into a modular home have separate warranties. For example, the roof shingles have a 25-year warranty, the siding has a lifetime warranty, and the glass has a 10-year warranty, etc. All other workmanship carries a one-year warranty. If you ever experience a problem, even after the warranty has expired, you can count on Bailey Homes and our manufacturers to stand behind their products.
